Who can buy what

Foreigners in Georgia can buy apartments, flats, houses, villas, and commercial properties on the same terms as local residents. The only restriction applies to agricultural land: foreigners cannot buy it. There is no such restriction for urban real estate in Batumi, Tbilisi, Chakvi, or Gonio.

Neither citizenship nor a residence permit is required to buy property. A passport is enough.

From choosing a property to getting the keys

1.    Choosing a property and setting a budget. Decide on your goal: living there, renting it out, or preserving your savings. The district and type of property depend on your goal.

2.   Checking the property and the seller. For new developments, you check the developer, the land rights, and the construction permit. For resale properties, you check the owner and make sure there are no liens. For a detailed checklist, see: how to check a developer in Batumi.

3.    Reservation. A small deposit is paid, and the property is reserved for you.

4.    Contract. A sale-purchase agreement is signed (for new developments, this is often an agreement for the construction stage with a payment schedule). Read the terms carefully regarding completion deadlines and the developer's liability.

5.    Payment. Made in full or in installments, if offered by the developer.

6.    Registration of ownership. The title is registered in the state register, and you receive an extract naming you as the owner.

Can you buy remotely?

Yes. Many clients buy property without ever visiting Georgia: they view the property via video, sign documents through a proxy, or come only for the registration. The key condition is support from a lawyer and an agency that verifies the property and contract before payment.

Common buyer mistakes

Paying based on a verbal promise, without a contract.

Not checking the land status and construction permit. Focusing only on the price per square meter without calculating the total budget. Buying "based on advertising" without checking the developer's track record.

FAQ

Do I need a residence permit to buy an apartment? No. A residence permit and property purchase are not connected — you can buy without one.

How long does a deal take? It depends on the type of property. For a ready apartment, it's usually faster; for a new development, the timeline is set by the contract.
