This must be confirmed by a licensed appraiser's report. The law is not retroactive: those who received a residence permit under the old conditions usually do not need a new appraisal for renewal, provided they retain the same property.

 

The Pitfall: Market Value vs. Cadastral Value

An apartment purchased for $150,000 may have a significantly lower cadastral value on paper. If the appraisal falls short of the threshold, the residence permit cannot be obtained, even though the money has already been spent. So before buying:

confirm the appraised value of the property;

build in a small margin above the threshold;

engage an independent appraiser.

 

Two Types of Investment Residence Permits

Short-term (1 year) for purchasing real estate worth $150,000 or more.

Investment-based (5 years) for investments of $300,000 or more in real estate or business, provided the property is retained or turnover reporting is maintained.

A residence permit does not automatically grant the right to work or citizenship.

The status is renewed for as long as you retain a property that meets the requirements.
